Future opportunities

The following innovative projects and improvements are at earlier stages of planning and development. But Coventry City Council is committed to ensuring they happen and is already thinking about what comes next.

Swanswell Initiative
A masterplan for the Swanswell area of Coventry is due to be completed by Summer 2004. This 60 ha (148 acre) quarter will provide a high density mixed-use neighbourhood which incorporates an innovative Learning Quarter, city centre neighbourhood health facilities, 2,000 residential units, retail, employment, leisure and other uses. It will provide an extension to the city centre and at the same time address the requirement of the adjoining inner city. It could well see the sweeping away of a section of the elevated ringroad.

Office development
There is a recognised shortage of available modern office stock in the city centre. The whole of the Station and adjacent high-rise office area has been identified as a potential key gateway to the city centre. The station area has been earmarked for redevelopment, which could include office, hotel and residential space, as well as a busy public transport interchange.

The two principal development sites (Barracks and Smithford Way) that have been allocated by the Coventry Development Plan are shown on the map in this booklet. Additional major retail development sites will also be brought forward.
